Bauvill were appointed to undertake the full CAT-A refurbishment of this premium eight-storey commercial property in the heart of South West London. Works included the internal strip and bespoke fit-out on all eight levels whilst parts of the building were still occupied with existing commercial tenants, emphasising the need for considered planning and logistic scheduling.
Approaching this project, located in the heart of London’s commercial district, Bauvill’s project management team were tasked with ensuring that all site operations had minimal impact on the surrounding neighbours and the general public, including tenants of the existing building. This required careful preparations during the mobilisation period, including the formation of a detailed logistics plan, procurement schedule, site waste management plan and a dynamic construction phase plan, all identifying the key measures that we would take to mitigate disruption and ensure business as usual whilst works take place.
Over the course of a six-month programme of works, Bauvill’s commercial team systematically delivered all items within the original scope, including: partitions, ceilings, flooring, data/cabling, CCTV/access control, ducting, doors/ironmongery, roofing works, lighting installations, new fire alarm systems, new air handling unit install, decorations, external planters and statutory signage. The methodical planning of this project came into its own during the work phase, ensuring that material deliveries were pre-scheduled and documented with the landlord ahead of time allowed for a smooth transition from public areas to our controlled work site. The procurement schedule allowed Bauvill’s project management to keep on top of any long-lead items and ensure that the original programme of works was able to run its course without delay.
The final project was handed over on time and within budget to a high spec, much to the delight of the landlord and occupying tenants. As a result of our team’s efforts, a further CAT-B fit out of three additional storeys was awarded for an incoming tenant which ran off the back of the initial programme.
