Construction of 8 luxury 5-bedroom dwellings including groundworks, external landscaping and interior finishes.

Context & Planning

Bauvill were approached by United Trust Bank to take on this project after the former main contractor went into liquidation during the early phases. Of the 8 dwellings, 5 of them were partially built with interior works still to complete, although the remaining 3 properties had only the foundations and part brickwork complete. Despite the project being located in Bath, we overcame numerous procurement constraints through detailed design strategies. We secured and maintained new relationships through the entirety of this project, despite concerns from the client, and delivered the project on time and to a high standard. 6 plots have already been sold prior to PC due to the specification of the high-quality finish and workmanship.

Internal Works:

  • Bespoke kitchens completed to a high-end finish. 20mm Marble work tops & upstands, integrated appliances throughout

  • Triple glazed integrated glass holding apertures with glass Juliet balconies

  • Internal glass balustrades

  • Bespoke Black Panelled staircase

  • Tiled flooring throughout living areas and W/C

  • 4 Nr W/C toilets through each containing Shower, Heated Towel Rail, Bespoke Mirrored Cabinets

  • Underfloor heating throughout each property

  • Intelligent wiring throughout each plot controlled by a COM’s cabinet and Smarty Phone application

  • All skirting and architraves were bespoke with shadow gaps and made out of 12mm Valchromat

  • Built in Cinema room; kitchenette, appliances, projectors, smart lighting, surround sound system

  • MVHR units installed

  • PV Panels

  • Electric Car Charging Stations

  • Smart Lighting throughout

  • Double garage doors with an electric mechanism

External Works:

  • Essential installation of drainage in line with a section 102 agreement. Regular inspections, pressure testing, and adoption achieved

  • Formation of roads, kerb lines, installation of streetlights and topcoat of tarmac in line with section 38 & 278 agreements

  • Street columns electrical supply installed, columns erected and commissioned in line with adoption from UKPN & the local council

  • Lego blocks installed to form level gardens to properties & giving privacy to neighbour’ s while retaining rural vies across the meadow

  • Landscaping, turfing, planting of shrubs, trees & bushes to all plots for aesthetics

  • Traditional block paving

  • External facades and retaining walls were rendered/cladded to a specific RAL code to ensure all window frames, doors & garages were as per the design

Completion

Bauvill are proud to have helped United Trust bank finally complete these properties which has led to the whole development recently being sold to a private company. As a result of our efforts, the new development owners have contacted Bauvill requesting our help on additional works to each property and adding to the overall space.
