Kemnal Technology College

The scope of this project was to strip out and refurbish existing changing rooms, wash rooms and a standalone block of toilets whilst producing new solutions for the water efficiency of the college. Care and consideration for the safety of pupils was a priority in creating what would be a series of wet-rooms with frequent use.

01

Context & Planning

With works scheduled to take place during the summer holidays, Bauvill’s project team had to ensure that we could deliver all items as efficiently as possible whilst maintaining the safety levels of building regulations upon final handover. With only 1-week mobilisation, all members of the project group had to work efficiently and collaboratively to ensure Bauvill could fulfil the client’s spec, including sourcing various long-lead items to align with the programme of works.

02

Major Works

Working to a tight deadline in order to complete before the start of term, Bauvill’s site operatives wasted no time stripping out the existing premises and delivering the M&E first fix to make way for the refurbishment packages. All new flooring, IPS, ventilation and boiler systems were installed whilst structural works were carried out to form new spaces. The walls were lined with a hygenic system that was thermoformed and welded to ensure a seamless finish, this aligned with the flooring to create a watertight area for each space.

03

Completion

The new boiler system provided a complete upgrade to the colleges water, creating a powerful and efficient supply to the showers and toilets. The ventilation install was fed to all individual cubicles, ensuring adequate air changes to comply with building regulations. The IPS units allowed for the drainage to be hidden and sensor taps for water saving whilst maintaining a high-quality finish. The flooring was installed with safety features in wet areas, all of the skirts were cove and capped for a welded finish that is water tight up to 150mm. All works were successfully carried out during the summer holidays and enabled the college to open at full operational capacity on return to term time, much to the delight of the client.
