Refurbishment and re-modelling of 23 no. apartments within an existing Grade II listed church

Context & Planning

Maidstone Borough Council commissioned Bauvill’s Commercial division to undertake essential refurbishment and re-modelling works to an existing block of apartments within an existing Grade II listed church in Maidstone. The works involved refurbishing and creating an additional two new apartments from the same footprint, to give an overall total of 23 no. apartments for Maidstone’s Housing and Inclusion team, with Baily Garner acting as Contract Administrator and QS.

Major Works

Each new apartment was fitted with a new kitchen, new bathroom, new flooring, new doors and internal re-decorations, complete with new mechanical and electrical systems including video intercom access control and new lift to serve each of the three upper floors. The works were complicated somewhat by a defective roof not picked up by the client at the time the property was purchased, as such a number of the ceilings and plasterboard partitions were also replaced, and the roof repaired. In addition to the above flood damage, it was highlighted by Bauvill that the building had a distinct lack of firestopping, e.g. no fire compartmentation above a suspended tiled/grid ceiling, which would have allowed fires to pass over the top of fire doors. MBC were accommodating for the required firestopping works, ensuring the existing building was brought up to today’s standards wherever possible.

Completion

The close communication channels between Bauvill and MBC ensured decisions were made in good time to allow the smooth running of the project, to deliver a first class product on time and on budget.
